Unless you’re a first time buyer, there are always two sides to moving into a new home – selling the property you have now, and purchasing a new one. Often, the work involved in buying is underestimated relative to the work involved in selling. There are actually many crucial, and potentially time-consuming steps in the buying process:
- Arranging financing
- Creating a profile of the type of home you want and qualify to purchase
- Searching the marketplace for homes that match that profile
- Viewing those properties
- Making an offer, as well as negotiating price and terms. (This can be tricky if there are other offers at play)
- Doing a home inspection and, assuming there are no other conditions, finalizing the deal
Fortunately, despite all the milestones that need to be reached, there are three proven ways to make buying a lot easier – and even fun!
Planning
Create a plan for accomplishing all the steps involved in buying and selling. Your plan will go a long way toward reducing stress and uncertainty. For example, your plan might include talking to three moving companies and picking the one you think will do the best Job for you.
Scheduling
This is vital because you’ll want to schedule viewings so you’re not rushing around in a frenzy or burning out. Keeping a separate calendar just for your home buying, selling and moving processes is always a good idea.

Impress Buyers from the Outside In
Will a buyer be enthralled with your home the moment they walk through the front doors? Possibly. However, it’s equally likely that a buyer will form an impression – or at least start to – well before they knock or ring. That’s why staging the front of your property is so important.
The first thing you need to do is see your home the way a buyer sees it for the first time. All you have to do is stand by the curb and take a good look.
What do you like most about what you see?
What can be cleaned up or quickly improved?
Make a To-do List
One project that almost always boosts curb appeal is giving your foliage a haircut! Trim the hedges. Cut the grass. Weed the flower beds. You’ll be surprised by the difference just that makes.
Is there anything unsightly that can be seen from the front, such as garbage cans or debris? Consider moving those items out of sight.
Is your front door, a little worn? If you don’t have time to paint, just hang a wreath or other type of decoration. Also make sure that your outside lights are working. A burned out bulb makes a poor impression on potential buyers viewing your home in the evening.
